that is going to happen at Brown Baptists.

Last year was truly a blessing and a success, so

Oh okay, Yes, I'm curious because I don't know if
I've ever been to a housing symposium.

So what do you learn at a housing symposium?

Speaker 5 (01:18):
Well, I think this one is just unlike any other
that happens locally. We touch on credit, We touch on
just the buying process.

What that looks like.

I mean, the practical aspects of buying home inspections, but
also the closing process. I'm selecting the right realtor for you,
And definitely Dad mentioned credit because that is a very
big thing. That's a big preparation. Yeah, and we know
the interest rates are about to drop this week, so
it is just really getting you ready and confident in

your home buying process or even if you're looking to
invest as a realtor. We also have that is well
real estate investing. So just a very holistic approach to
the real estate home buying process.

Home ownership in real estate investing made simple is what
you call it? The pathway to that? Do you do
you find that a lot of people really are interested
in not just buying home but becoming investors most definitely.

That's actually one of the things that we found last year,
and that's the reason why we kind of changed the
model up the way we're doing it this year. So
this year we're also having the real estate investing side
in our very own Victoria Young will also be doing
an a state planning class as well to assist with
individuals that's interested in a state planning too.

as far as that is concerned, tell me a little
bit more about that.

We'll just find, especially in our community that we are. So,
I guess it's a taboo talk topic to talk about
what to do with your assets after.

You know, you are gone from this earth.

And so as we demystify all of these other topics around,
you know, acquiring real estate, what do you do with
it once you're gone to make sure that it doesn't
you know, go to the state, but it's protected. So
just very easy practical steps that you can immediately implement
from leaving the symposium to that next Monday to make
sure that you're very situated, your assets are protected as

and Victoria. So, Victoria, if I were to buy a
house and thought about putting it in a trust, is
that is that something that's doable? Is that something people
are doing?

Tell me about the Absolutely, storm I can't give you
all of that because then people might not come to this.
Absolutely those and those are just wealth building tools as
well that we just don't know. And it's what our
people perish for lack of knowledge, and we want to
make sure that we're equipping you to know it's at

Yeah, it's good to have all of that, I think
tie into one thing. You know why, because you know,
you may have somebody that shows up that wants to
buy a home and they didn't realize the rest of it,
you know what I'm saying that there were other parts
that they could uh and probably most people that are
listening right now had never even thought about some of
the things that you're sharing, like I would love to
get back into real estate investment. I've done it before,

but I would love to get back into it. You
know what I'm saying, and this time using other folks
money right right away?

to buy houses and just maybe have been afraid to
do it or didn't know they have the resources. You
know what I'm saying, The resources, I don't mean money,
I mean resources into as far as what do I
do first?

I think Brown just has a great post on the
needs of the community and for the not real year, it.

Was so well received.

It's like we have to do it again and we
have to expand it to make sure that we are
now catering to those needs from last year, but also
building on that. So the need is definitely there. It
is so many resources that I mean, and we just
want to demystify that process. Because you have the experts
which we will have in all of these breakout sessions

to guide you through. It really makes it seamless and
also seems attainable.

Yeah.

Absolutely, And this is also part of Pastor Or's vision
taking the holistic approach.

So with the success of last year, he was like,
we have to.

I think it's important too, not just for the church,
as far as it's like being God's arms for the
community and giving people something that a lot of people
don't even realize that they can attain. They don't even
know the projects that are out there available to them
because maybe they were afraid or you know what I'm saying,

home ownership is a big deal. Well, you know for
a lot of people it is. You know, it's a
big deal making that step. And even for people maybe
that you know, you've lost a home maybe before and
you had something bad happen. Just because it happened before,
there was something bad happened, but doesn't mean it's gonna
happen again. So don't be afraid to get back in

the game.

Homeownership absolutely, because the first step to building generational wealth
comes from home ownership. And then with these rental rates
that's out here now, oh my gosh, you can buy
a home for the cost of what you're paying in rent.

Speaker 2 (09:26):
Yes, absolutely, and I don't think people realize that. And
you can get more people into a home generally, you know,
than you can for what you're paying in rent as well.

Speaker 1 (09:34):
You know what I'm saying.

Speaker 2 (09:35):
Say, for instance, you're in a place and it's costing
you two thousand dollars and it's only one or two bedrooms,
you know what, you might be able to get something
a little bit bigger as you know, you know, So
that is yeah, and then the big challenge you guys,
it sounds like you're solving. You're making the process even
better too because you're helping with the realtor aspect of

it as well. Absolutely, yeah, So that turn it all together.

We're doing our best.

Yeah, we're doing Yeah. So who should attend this?

I think what if you are ready to even if
you're not ready to buy at home, if you're interested
in learning to prepare to get you in position, if
you want to network with other real estate professionals just
to learn about the different vendors. We will have vendors there,
so if you are, you want to network with them,

just to learn.

If you're already in.

It, if you have a cousin, friend, child, somebody to
get in it. It's just going to be to get
this information for free when people are charging. It makes
no sense why you wouldn't be here taking advantage of it.

Because the lenders that we have that will be educating
the attendees have a ton of downpayment assistance products that's
available and that's free money. So I tell my clients
and whomever that I know you do not want want
to leave any money on the table if it's there
taking image of those opportunities.

We're actually doing She's one of our main stage presenters, okay,

What's The biggest question that you guys get from people
that want to buy home.

Oh wow, where do I start my credit and all
that because the first piece that's typically a burial team.
A lot of people don't even credit score. Is that's
or what makes up their credit score? What even impacts
their credit score?

Speaker 1 (13:04):
Or what is a credit score?

Speaker 3 (13:05):
Absolutely?

Speaker 4 (13:06):
And how much can I afford?

Speaker 2 (13:07):
Right that? Yeah, okay, that's another one. So that's like
the what they call that the ratio, the.

Speaker 1 (13:16):
Yeah that you.

Speaker 6 (13:17):
Don't want to be house poor a lifestyle you have,
you want to keep that lifestyle after you purchase a home,
because it's a house that's a debt.

Speaker 4 (13:24):
You will have to pay for.

Speaker 2 (13:25):
And then sometimes you got to think about it too.
Are you going to live there alone? Are you gonna
buy it with somebody else? You know, what are your
think about your options? If you're one of those people
that's like, I cannot afford this, you probably haven't been
to this seminar before.

Speaker 6 (13:41):
We will have something for everyone and once you register,
you have the opportunity to pick up the three classes,
so it will kind of be like a round robin,
but you will just get a little bit from each
of the presenters.

Of the three classes that you choose. So it's very valuable.

So we're gonna get a lot of information put in
our hands to absolutely work, a lot of things to
consider and talk about and all that.

So are are you finding that husbands and wives are
signing up for the seminar as well?

We do.

There have been couples, there have been individuals, and you know,
sometimes it's the wife that makes that initial step to
get all the information and then bring it back to.

Speaker 3 (14:19):
The husband and present to the husband.

Yes, yeah, yeah, Okay, can you guys tell me maybe
about your personal experience buying a house?

Speaker 3 (14:32):
Yes.

Speaker 5 (14:32):
So I am a lawyer by day and also a
realtor as well, and I do a lot of work
in environmental court blight for Shelby County. So I got
into real estate investing in that way, just seeing opportunities
and neighborhoods for homes that just have been or communities
that have been disinvested. And I'm like, okay, we can

(14:54):
turn the chapter on these these properties and make them
income generating through A and B and b's some some
flicks and flips to provide you know, more affordable housing
or just affordable rental housing. So that was kind of
my segue into it. I just saw I've always really
been interested in, really in to real estate, like yeah,

(15:15):
touring houses as a child with my parents. And now
it's just so many ways that you can use it
to build wealth.

Speaker 4 (15:23):
And I have two daughters and a son on the way.

Speaker 5 (15:26):
So now I think, with them in mind, what will
I have to pass down to them? Because I spent
a lot of money, you know, very frivolous things that
have no value.

Speaker 1 (15:34):
How did we all?

Speaker 5 (15:36):
I'm like, I need to shift the focus because I
see colleagues, you know, who have just these portfolios and
how they've leveraged the equity in their homes to do
various other things. Or I was in corporate transactions before
moving into real estate law, so also seeing how they
use real estate to fund completely separate.

Speaker 4 (15:57):
You know, business ventures.

Speaker 5 (15:59):
Yes, Okay, now that I know again I have that
knowledge and that exposure, I would be remiss not to
take it and implement it into my own investment strategy.

Yeah.

Like I said, you guys, it's the pulse. Thank you

you find that people when they decide they are looking to,
I guess, explore their portfolio or have a portfolio? You know,

because I know a lot of people like a portfolio.
I don't even have one, So first, what do we
do to have one? And how do we continue to
grow it? And it is that a part of the
one of the classes for the home buying Symposium, home Ownership.

Brown has done an amazing job with the real estate investing.
That is kind of novel to our community for people
to focus on that.

Speaker 4 (16:56):
So you have to learn first.

Speaker 5 (16:57):
You have to put yourself in position to just gain
this knowledge so that you can, you know, bite it
off bit by bit.

Speaker 4 (17:04):
So no nobody does it. Start with the portfolio.

Speaker 5 (17:07):
You know, you start with that one and that creates
a domino effect that you have to get in the
room with the people who know and who are willing
to give of their time and expertise. And that is
at the symposium. It's literally on the table. It's on
you to come and get it and take advantage.

Speaker 1 (17:25):
Yeah.

Speaker 6 (17:25):
Absolutely, because the individual that we have that will be
speaking on real estate investing, he has about two hundred
and fifty properties wow, and he does throughout the United States.
He has property in Florida, he has two properties in Hawaii,
New York. So he is he has a tremendous amount

of real estate investing experience, and he's educating everyone on
this process for free, because everything at the Housing Symposium
is free.

Yeah. You know, back in the day when I got
into it, it was Goodness Sheets.

I forgot his first name. You're that guy.

Speaker 2 (18:04):
It was something Sheets he had. He was not Carlton,
was it Carlton?

It might be.

He was talking.

About home buying and how to, you know, get into
real estate investing and all of that, and I think
I bought all his books and all of that. I
was gonna say Carlton Sheets, but then I was thinking
about Carlton Carlton Pearson and not the same people. But
it probably yeah, yeah, huh huh, it is Carlton Sheets. Yeah,

I'm looking up right now.

Speaker 1 (18:38):
But he was first.

Speaker 2 (18:40):
Yeah, he was the first person, you guys, and I
believe he's I'm looking at something now. It looks like
he passed away a few years ago, as a matter
of fact, But he was the first person that I
saw talking about that, and everybody took on that model.
But I still think there was something missing that. I
believe that you guys have you know the missing pieces

(19:03):
that and maybe there wasn't anything missing. Maybe I just
missed some of the books because that was all his
career was about, you know, real estate investing in all
of that, and I probably didn't look at all.

Speaker 1 (19:13):
But anyway, I.

Speaker 3 (19:15):
Saw the commercials, I saw the show, and that's how
I purchased the book. Yeah, but we have our very
own cault and sheets.

Speaker 1 (19:24):
That's what I'm talking about.

The ACE of Real Estate Investment workshop as well. He
is a phenomenal speaker because he actually spoke at the
Housing Symposium last year. And the knowledge that he possessed,
and he's such an amazing individual and he's well rounded
all of that. He left Corporate America. He has an
amazing story. He left Corporate America. That's how we started.

And now he has a tremendous portfolio of property.

Wow. Yes, wow.

And who better learned from than somebody who's done it
and probably has made all the mistakes. I can tell
you what not to do, because the one thing I
find that you can't really teach people is how to
recover from the mistakes, that's true. That is usually somebody
who's been through it, you know what I'm saying, that

knows how to recover and how to pull yourself out
of out of that.

You know what I'm saying.

And to talk to somebody who has that kind of
knowledge is what you need. And that I'm sure he's
got a ton of stories. He does like that, you
know what I'm.

has with the world, with the public.

What we're doing is we're meeting people where they are
because it could be someone that's just interested in real
estate investing, so they just want the real estate invested. Yes,
it could be someone that's say first time home buyer
that needs the full process.

Which would be the credit class to.

Know what loan options are out there as far as
the downpayming assistance products. And then we combine the closing
attorney class and the religion class together because that way
you need a good relator because the thing that we
find in both of our professions, being relatives, is that
you have people that fall in love with the house,
but they go about it backwards. They don't know if

they qualify for their home, they don't know how, they
don't even know if they can get.

That all right, or what their credit is. So we
help them. We'll help them on this pathway.

So when you register, select three classes that's most important
to you. And we also have a home inspector's class.
So the main thing there is regardless of whether you're
buying new construction or an existing home, get a home
inspection across the board, regardless, regardless, it's important.

that thing inspected. And and the problem you could be
inheriting could be a big problem. Absolutely, and then you
don't even know if you got the money once you
buy it to fix the problem. Yeah, home ownership is

the real deal. But it is attainable. It is possible.
Don't think it's not for you. If it's something you want,
you can do it. You can grow to get wherever
it is you want to go. You know, wherever it
is you want to be. It's like somebody thinking about
marriage and they decide, I'm going to some single classes.
I'm gonna find out all the things I need to

know before I find my bow ass, you.

So even if you're not there completely, this is a
good process to go through.

And then so if you're renting, you're paying for something
that will never be yours.

Right, and centrists a thousand percent absolutely.

Let me tell you some that people y'all already they
already know rent is high.

It is it's too hot, it's too.

Speaker 2 (25:29):
High, and all of us are affected by that. And
even when things happen in the city as far as
taxes and things like that, you know, even renting, you know,
people think I'm renting, that's not gonna affect me.

Speaker 1 (25:41):
Yeah, will it will? Yeah will Yeah.

Speaker 2 (25:43):
And then think about this for the folks that are renting.
And again it's the pulse. I'm stormy with you talking
to Victoria and to Tracy today about the housing Symposium,
the free, free, Free Pathway to home Ownership Housing Symposium
that they're hosting on September twenty eighth. UH The one
thing about renting you have to remember is that rent goes.

Speaker 1 (26:05):
Up every year.

Speaker 2 (26:08):
It does, but your house payment generally is gonna stay
around the same. And the wonderful thing is you can
you can also you know, if you're a certain age,
you can apply for home exemptions and uh and things
like that that they come on, come on, asset.

Speaker 1 (26:31):
It's an asset.

Speaker 2 (26:32):
It's something that is going to appreciate generally as well.
So you're gonna have something that you can pass on.
And that is one of the how home ownership is
one of the ways that we've created in the black community.
Black wealth is one of the ways that you can
create wealth in your family.

Speaker 1 (26:53):
Absolutely right, you know what I'm saying.

Speaker 2 (26:55):
For those that felt feel like I don't have enough education,
you know how to buy a house, you and you
could create wealth just like everybody else.

Speaker 3 (27:03):
Absolutely Yeah, with good credit. Get your credit straight.

Speaker 7 (27:08):
You know.

Speaker 2 (27:09):
The good thing about that is getting your credit straight.
It takes a little time and some work, but you
can still do it.

Speaker 6 (27:15):
There is a pathway, yes, absolutely, and we're assisting with
that pathway, yes, because we have a wonderful partnership with
Operation Hope. I'm sure in the Memphis area. Everyone has
heard about Operation Hopes, So Operation Hope will be there
doing the credit workshops as well. So once they attend
the credit workshop, they're eligible for a one on one
counseling session and it's.

Speaker 5 (27:36):
Free, right because we know so many people are being
marketed these credit recovery and the monthly subscription services credit
you do.

Speaker 1 (27:48):
Not have to pay.

Speaker 5 (27:50):
It is so many free resources and it's I mean,
it's just a blessing that we're able to bring them
all together.

Speaker 2 (27:56):
I love that you said that. I love that you
said that because a lot of people get trick thinking
they got a page in their a service that you
can actually find in Memphis, in Memphis absolutely free.

Speaker 5 (28:07):
And you know these are confidential services as well, because
we know a lot of people don't want to reach
out because it's like, well I don't want you.

Speaker 4 (28:13):
And my BS or somebody gonna find in my finances.

Speaker 5 (28:17):
And it's like we have to get over that so
we could get to the actual goal and be able
to help you, like we it's just real estate professionals,
you see it all nobody is judging you your situation
and is really there to help you, and you'd be
surprised what other folks have gone through, right that you
think are perfect and they never had anything happen to
them in their lives.

You'd be surprised, absolutely.

Speaker 2 (28:39):
So don't judge yourself by people that you see because
they outside never tells the story right, not at all.
